E2 traces its origins to KR Evans 2 Design Group, founded on a conviction: design guidelines should build trust, not friction. In an era when architectural controls were often treated as bureaucratic hurdles, our founder believed something different. Governance could elevate design.
Over four decades, that philosophy matured. What began as architectural stewardship evolved into systems thinking. From manual reviews to structured processes. From process refinement to technology innovation.
The legacy is not nostalgia. It is discipline. Four decades of practice means E2 has seen its own decisions mature. It has watched the communities it governed become the neighbourhoods that define a city's character. It has seen what holds and what does not. That perspective cannot be purchased or accelerated. It is earned by staying in the work long enough to see the full arc.
Founder Legacy
Kathy Evans
Kathy Evans founded the practice in 1986 at a time when architectural review processes were often informal, inconsistently documented, and frequently adversarial. Her work helped formalize structured subdivision architectural guideline administration in Canada.
Her contributions extended beyond administration. She helped pioneer architectural styles that changed how Canadian communities were designed, most notably in Walden, a Genstar development in Calgary approved in 2007, which became a defining modern community. She built Seebase in 2003, one of the industry's earliest architectural controls software platforms. She also helped pioneer staged pre-planning approval methodology that broke building plan reviews into structured preparation phases.

Randy Evans
Randy Evans joined Kathy as Director and partner, contributing to the practice's growth and reinforcing the values that have defined E2 across four decades. Randy and Kathy remain advisors and ambassadors to the practice, active in supporting its legacy and the continuity of its founding principles.

KR Evans 2 Design Group founded in Calgary by Kathy Evans. E2 begins its long-standing relationship with Genstar Development Company, establishing architectural governance systems for emerging master-planned communities in the Calgary region.

Late 1980s–1990s
Architectural governance across Calgary's major growth corridors. E2 becomes a trusted architectural controls partner supporting the build-out of master-planned communities throughout the Calgary metropolitan region.

Early 2000s
E2 begins working with Centron Residential in Fort McMurray. The firm becomes architectural governance partner on Eagle Ridge, a major residential community developed to support Fort McMurray's rapid growth. The project is delivered in close collaboration with Guy Buchanan, President of Centron Residential.

2002
E2 begins working with Tristar Communities. The firm's second major developer relationship begins with Cimarron in Okotoks, transforming more than 290 hectares of farmland into a master-planned community of more than 2,500 homes. The collaboration is closely associated with Moez Moledina, whose long-standing working relationship with E2 supported future Tristar developments including Belvedere in Calgary and later Tillotson in Okotoks.

2003
Seebase platform launched. E2 introduces Seebase, one of the industry's earliest digital architectural controls systems. The platform structures submissions, approvals, and record-keeping for subdivision governance and becomes the technological foundation for later workflow and compliance systems.

2007
Walden approved in Calgary. Working with Genstar Development Company, E2 supports the development and approval of Walden, a defining Calgary community organized around contemporary architectural themes and cohesive streetscape design.

2010
GingerCane Campaign launched. Founded collaboratively by Kathy Evans, Randy Evans, and Michael Sean Young, the GingerCane Campaign raises funds for children's hospitals through the land development industry. The initiative has raised more than $400,000 and continues as an annual philanthropic effort.

Streetscape platform introduced. E2 launches the first version of Streetscape, expanding beyond approvals software into a comprehensive lot management and workflow platform designed to improve transparency and collaboration across subdivision approvals.

Expansion into the Edmonton region. E2 begins supporting Genstar Development Company communities in the Edmonton metropolitan area, establishing the practice as a leading architectural governance partner in Central Alberta.

Expansion into the Winnipeg market. Working alongside Genstar Development Company, E2 begins supporting communities in the Winnipeg region, extending the practice's architectural governance systems across Western Canada.

100,000+ architectural plan and site reviews completed. The practice reaches a major operational milestone reflecting decades of governance work across hundreds of subdivision phases and residential projects.

September 2018
KR Evans 2 Design Group acquired by Dirt World Incorporated. The acquisition begins a new phase of growth and investment in technology and platform development.

Streetscape Real Estate Technologies established. A sister company is created to accelerate research and development in software, machine learning, and artificial intelligence applications for the land development industry.

SUMMA Consulting acquired. E2 acquires SUMMA Consulting, founded by Carol Hume, expanding the firm's reach and strengthening its service capacity across Western Canada.

Michael Sean Young appointed Chief Executive Officer. After sixteen years with the practice, Young assumes leadership and begins the firm's next phase focused on AI-enabled compliance intelligence, international expansion, and the transformation of real estate approvals systems.

Reel Purpose Incorporated acquired. The acquisition expands the practice's capabilities in design communication and industry marketing.
